Q: What is MaxLeases?
A: MaxLeases is a Web-based lead tracking and management solution for leasing properties. It automatically captures the source of phone and e-mail leads, prompting leasing agents to act on every lead to maximize close ratio. MaxLeases provides the insight needed to work smart and manage resources efficiently.

Q: How does it work?
A: CallSource tracking numbers are placed within all of your advertising venues. When a phone or e-mail lead comes in, property desktop computers receive a pop-up notification in real-time. The pop-up takes you to an Online Guest Card that has automatically captured the source, the phone number and often times even the name of the prospect. A link back to the Call Recording is also featured on each Guest Card.

Q: What sort of software will have to be downloaded at the properties?
A: MaxLeases is a Web-based application and only requires a small downloadable program to property computers to enable lead pop-ups.

Q: What are the technical requirements that are necessary to use an application like MaxLeases?
A: You must have Windows 2000 or XP, an Internet connection at the properties and you need Internet Explorer 6.0 or above. That’s it!

Q: What’s the benefit of using MaxLeases?
A: With traditional guest cards and management systems, manual entry – and re-entry – of prospect information can be a time consuming and error prone task. And with so many ad venues vying for your business these days, it’s important to know which ones are effective for your property so that you can make educated business decisions. With MaxLeases, each and every lead is automatically captured and placed into a sales funnel. The dashboard centralizes all leads for simple follow-up and management, making it easy for leasing agents to turn more leads into leases!

Q: We get a lot of drive-by traffic and walk-ins. How is this captured?
A: Instead of shuffling around in a drawer to see if a Guest Card already exists for the prospect, you can now push a button that says “Add New Lead.” Type in the name of the prospect – let’s say “Nancy” – and if Nancy has ever called or emailed the property before, her Online Guest Card is already going to exist in the system. This card will have the source she came from, her contact information, Call Recording, and any notes a leasing agent might have taken. So this lead or lease, which may have been attributed to “Drive-by” or “Other”, has now been attributed to a source you are most likely paying for.

Q: What is the MaxMentor program?
A: We’ve built a great application to help simplify and automate the lead tracking and management process, but that’s only half of the equation. Our Mentoring Program helps properties adopt the technology and make it a part of daily life. MaxMentors work with property staff to streamline lead handling processes based on the guidelines that are set by the company.

Q: What sort of reports will I have access to?
A: Easy-to-use data visualization tools enable you to identify trends, measure advertising effectiveness and monitor lead conversion. And because MaxLeases captures every single lead with vital prospect information, including the source they called from, you will now get a total lead generation picture in real-time. In addition to all the graphs and reports  you’ll have access to, you always have the option to export all of the lead and lease information to analyze anyway you’d like.
